but if the timing works and you do not want to miss out on this property then you can have the property reserved for you until you view/move in with the payment of both the first month's rent and the refundable security deposit required to take the property off the market. This fee is used to hold the property for you until you move in. Once your reservation fee and signed reservation lease form are received the property will be removed from the rental market and secured in your name. You will also be filling out the lease contract form. note the property will be secured and must be available for you before your arrival and your rent will start counting from your move-in date as instructed by the management.
Note: In the event, you decide to not move into the property, for any reason, this fee is also refundable as stated in the lease agreement form which will be sent to you to sign. Also, an attorney will be made available during your walk-through to confirm your full refund and to avoid any complications or anything that will bridge the agreement signed in the lease agreement form or you can come with your legal advice if you want.
Let me know if you wish to proceed with your down payment (reservation deposit) before the lease agreement form and reservation details for booking (Landlord's details) can be sent to you.

Not thinking anything wrong of it at first I said I would love to take move into the apartment they then sent a lease agreement and this email
“ Below is the lease agreement form of the property in the attached file. Please read it properly and get back to me with any complaints before filling out the blank spaces. you can leave your termination date blank as you may wish to extend your stay. Meanwhile, you are to scan and email it back to me and also the payment receipt for my file and record purposes and you will receive your rental receipt of the property after your payment is confirmed as your right to the unit as the new tenant.
NOTE: This fee ($2,600) is used to hold the property for you until you move in and will trigger a reservation lease form which will remove the listing from the rental market and consideration by anyone else. Please Note that In the event you decide to not move into the property, for any reason, this fee is fully refundable (also stated in the lease form).
You are required to complete your reservation deposit and sign the lease form at your earliest before 24hours. You are to make a same day deposit or wire transfer deposit to the landlord account on the lease agreement form below and please send your proof of payment for my record before the property can be secured in your name so you can receive your rental receipt for the property after your payment is confirmed as your right to the unit as the new tenant. (Zelle is also available to complete your payment)

It did seem a little off that we had to pay to hold our spot and that I had to pay within 24 hours to someone named Gwendolyn Adams. I stopped contacting them after this.

Hello Dalianis, thanks so much for getting back to me regarding my apartment for rent. I must confess I am very new in this landlord business. We need a responsible person/family that can take very good care of our property as we are not after the money, but want it to be clean and for you to take it as if it's yours. If you notice, you will discover that the price we are offering is far below standard price, this is enough reason for you to know that we are not after the rental fee but the absolute care for the property. I am the owner of this Apartment, But I am now presently in Seguin TX for my Job Contract with my wife & 2 kids and we have the keys right here with us. I would like to inform you that it was due to my transfer that caused us to leave the Apartment and also want to give it out for strictly rent only / rent to own. I was looking for a quick/responsible person/family to rent and take very good care of the house and treat it as his/hers. So, if you can promise us that you are going to take very good care of the apartment you have no problem with us. Hope you have seen the pictures of the apartment.
You can drive by the building to see its exterior and its neighborhood and get back to me for further discussion, any rental post will be removed once i get any responsible tenant. All Utilities are included in the monthly rent. If you are ready now to occupy the apartment, kindly fill out the Rental Application below and get back to me so that we can proceed to the next step, it is available for as long as you wish.
