progress residential ask for holding fees and credit check fees we sent $400.00 our credit was not checked or the rental history or employment history , no one answer your e mails or phone calls in the office no one know any thing and they are rude , then they send you an e mail telling you that you got approve paying 3 x the monthly rent for deposit , almost $ 6000 dollars plus the first month rent $ 1850 and about $ 1000 in little fees , when you tell them that you ca not afford that , they just tell you they keep the $400.00 because you cancel the application , and when you ask questions like why the deposit was so high if you have everything good and good credit , no one answer your calls or your e mails and if you go to the office every body is rude and make fun of you and they jus still your money , I am sure we are not the only ones they do this to , so they make tons of money just in holding fees and application fees that they never run $ 10.000 to rent a house is ridiculous , this is just a scam to steal people's money legally . And this were no imposters this was PROGRESS RESIDENTIAL !

- Memphis, TN, USA

I saw an ad online for a house for rent. I was living in a motel and needed a place for myself and my son to live that was close to my new job. I contacted the number and email listed, and was immediately contacted back by a man who claimed to be the new owner of the house. He said he had just purchased the house and renovated it, and that because he was from out of state, he was using a company, Progress Residential, to manage it. I told him I was interested and he sent me a link to look at pictures. I told him I wanted to see the house and we set up a time for me to do a walk through. Because of COVID-19 and he said for me to walk through the house myself. He sent me a key code for the lock box. I know houses go quick so I told him I wanted it. We talked about the details of the rental. I explained that I had just started a new job and had been homeless living in a hotel and he said he didn’t care about that and wanted to help me out and would waive the background check as long as I paid him the deposit. I sent him the deposit via bitcoin and he sent me a lease agreement via e-mail and I signed it and sent it back. The lease agreement had the logo of progress residential on it. I then sent him 1st month rent through Bitcoin. I was sent a key and I also still had the code. The house was ready and he told me I could move in so I moved in that week. After a few days I texted him because the lock box was still on the door. He told me it was a holiday weekend (thanksgiving) and that he would send maintenance to get it Monday. Over the weekend people started showing up to the house to look at it. They would have the code and just walk in. I would tell them the house had been rented already and they would leave. This happened several times. I became wary of this and called the “landlord” and he blocked me. I then started to get notices from the real Progress Residential about the house. I became really suspicious and went to the ScamPulse.com and was informed it was a scam. This was confirmed by calling the owners/managers of the house.
