I was also taken advantage of. Kristin Carter is very convincing. I am sure anyone who applies is accepted into their program. If they say you are accepted, talk to you bank directly. The bank provides the same forms that can be filled out by anyone who has applied for a mortgage.
They have also been doing business as “American Eligibility Services”. There have been complaints file with the BBB for similar practices as well.
I believe they are working within all applicable laws and guidelines because they know how to manipulate them to their advantage. They might not be doing anything illegal, but it is certainly unethical.

Talked with Patty Simmons, Kristin Carter and Joseph Cruz. When I tell you I believed Kristin will alll my heart. She’s SOOO believable. Was told to ignore our mortgage company for 2 months. Then it turned into 3. Said our mortgage company doesn’t like these companies because they cost them money. Paid them $1900 to fill out the loan modification forms RIGHT OFF our mortgage website. Asked why I’m paying for something I can do myself. “Because we have lawyers that will fight for you”

Believed Randy Goodman with all my heart, especially after telling him how desperate I was to save my house after losing my husband 9 months prior…
Had to pay $1800 in processing fees, which I did not have, but needed to give them in order to start the process.
I am so angry that I let this happen.
Heartless! Every last one of them…..

RESPONSE FROM THE COMPANY

We are in compliance with applicable laws & regulations. To ensure full transparency, online access is offered to clients through the entire process. The entire process is explained by the Compliance Manager who is following a strict protocol.

Due to the Pandemic and financial challenges many homeowners are facing, mortgage restructuring programs are offered by banks on a continued base (beyond a regular forbearance/repayment plan). Previous successful programs, such as the HAMP program were discontinued in the past and new programs (CARES Act-Homeowner Assistance Fund) were introduced at the start of the Pandemic to improve homeowners financial situation. (Flex modifications, federal programs, in-house modifications among many others)

The homeowner mortgage adjustment package is prepared according to the most recent guidelines and lender specific underwriting criteria. We expect our clients to be serious about improving their financial situation and retaining their homeownership by following through on the necessary steps in the process.

As it is common knowledge, unfair lender practices are favored for the benefit of the banks and not in favor of the homeowner. Lending institutions are therefore not encouraging homeowners to obtain professional help, since the reduced savings for the homeowner will affect the lenders profitability in a direct manner. Despite these facts, many homeowners are obtaining in most cases favorable results upon finalizing the process by utilizing our services.

We have hundreds of new clients every month who are very happy with our services. We also experience that many times homeowners have not been truthful about their financial situation, or overextended themselves on their mortgage or disqualified themselves for the work out program due to neglect and inconsideration by failure to cooperate on normal standard requests from the processing department.

The fees charged are the “hard cost” of the program and required documentation to facilitate the process. If a homeowner is looking for a free service, they are simply not serious since this cannot be completed directly by the homeowner and the bank/servicer will simply not help the homeowner directly.

If a homeowner wants to hire a law firm, attorney or a CPA to facilitate this process for them; they may do so, however the fees will be double or triple the amount.

We are committed to assist qualifying homeowners who are serious to positively participate in the program.

Sounded legit. Knew my house and mortgage company. Gave all info, including ssn Wanted $1000 to start process.

Did not send money. Contacted **** **** and Bank.

Scammer said they were affiliated with the homeowner cares act. Said they would lower our APR on our mortgage to 2% and lower our monthly mortgage payment through the investor of our mortgage company. The scammer then said we would need to pay a fee of $855, upfront, to cover a house appraisal, in order to “lock in” the lowered mortgage payments.

+1

I am currently talking to Gerald, and he sounds completely legit, only that it sounds too good to be true.
Can you please give me more details? I can't seem to find anywhere that REALLY confirms they are a scam and I don't know how they still have a legit website and all

We spoke to Randy Goodman the compliance manager after talking with Patty Simmons the intake lady. They are pretty good at trying to fool people but I knew right away it was a scam. They wanted 950 for a retainer fee, 650 to do an electronic appraisal and then a final payment of 1000. None of it made sense to me and when I started asking Randy questions, his tone changed and basically he ended the call with me. I got the same narrative about the “investor” changing the rate to 2%.
