I was approached by a long time church friend, James Carlock of Carlock Real estate / Carlock LLC in St. Louis, at 5405 Delcastle Dr. Florissant MO 63034 to invest in his real estate business. My initial investment was $30k on January 16, 2024 to renovate property at 11055 Perham Dr. St. Louis MO 63136. Carlock prepared an agreement to provide a guaranteed investment return of 33%. The house on 11055 Perham Dr. St. Louis MO 63136 per Carlock had sewer problems and he supposedly sold it as-is and was only able to pay me interest only at 5k and supposedly he made 5k. He never disclosed any closing documents. He stated he needed to use the 30k for another house investment at 6001 Bermuda Dr. St. Louis, MO 63135. The full payment of my investment was due on March 1, 2024. After his extravagant destination wedding and a purchased of a new motorcycle and putting his truck in the shop a couple of times to get it fixed, it is coming up on 7 1/2 months of elapsing and no sign of him working on the property, I got concerned. James had a lot of excuse then he indicated the house got vandalized. I asked for my money back he said he didn’t have my money and agreed on a payment plan of $200 interest a month to help out. He made one payment October 4, 2024. I reached out in November for the November payment and James said I was bothering and treating him. James hasn’t answer my call or text message since October.
