I am looking for a place to rent in Thousand Oaks, CA. I found a place on Facebook Marketplace that looked perfect. A granny unit behind a larger house at 1435 Windsor Drive, Thousand Oaks. They wanted a $30 application fee (normal amount), so I paid that. Then they wanted $150 to reserve the rental, and another $350 to round out the $500 security deposit. I was scheduled to meet at the location, and they never showed up. I knocked on the door of the front house and the gentleman said that at least 3 people had been scammed. They seemed legit. They have a nice website with multiple areas listed in Southern California for rent. I feel I had no reason to feel it wasn't ok.
