I am a Realtor who is working with a client going through foreclosure. She told me she was working things out with a loan modification company and I have been meaning to add one of these companies to my business referral network since I contact quite a few people going through foreclosure. I called the guy she was working with "John" and he at first seemed to be pretty knowledgeable about how to help people in foreclosure with government programs they can assist with. I asked him how long he had been doing this and he said 7 years. I asked him about their company name not sounding like a financial company and he started to get a little nervous. Then I started asking where they get their client base and very specific questions about the programs they offer and he briefly explained they reach out to most people and then said he had a meeting to go attend and that I should feel free to refer anyone in need of his services to him but that he had to go. So I called back and pretended to be a consumer in need of financial assistance with my foreclosure and talked to "Hunter". He was very smooth with his spiel about all the government programs they offer to help homeowners and asked for my name and address and my mortgage number and lender. I gave him some fake info to keep him on the phone and asked him about what it takes to qualify for one of these programs and he was very vague but good at transitioning to another topic that involved how they help by negotiating directly with the lender to get a lower payment for me. I asked him how long he had been working there and he said 7 years. I then asked how they find their client base and he became quite nervous and then I asked if I could speak with his manager and he said "No thanks" and hung up on me.
