STAY AWAY, Melissa is a professional SCAM ARTIST. She didn't show up to court, the filing was riddled with errors. She literally took the money and ran, just a horrible person. DO NOT USE THIS COMPANY UNDER ANY CIRCUMSTANCES.

We were looking for a company to help us evict a squatter at a residential property that we own. We found Cheap Evictions 123 via Google. They have great reviews. We spoke with the owner, Melissa, and she gave us a very high-level overview of what they would do and how much it would cost. On January 22, 2022, she sent an invoice and we paid that (attached). I reached out countless times to ask questions about the process, what were the steps they would take and when...but, she was unresponsive. I had to chase her down over and over again to get any sort of update on the status of the eviction. She missed our court date, claimed that she rescheduled the court date for May 5th, but could never show proof of that. (She told me she would send me a receipt from the court showing the scheduled date, but never did). After the court date (and no proactive update about it having happened or anything like that), I called, emailed, texted, left Facebook messages, filled out their form...no response. I didn't get a response until I threatened to give a poor review on Google, at which point she responded via text and said that she was in the hospital and would just refund us. No answer about if the court date happened, the results, or anything.

Her delays have cost us thousands of dollars in holding costs, she has not returned our $800, and we are back at square one 5 months later. Another thing to note, their website design has changed 3 times since we started working with them. That feels very fishy. Their email address has changed a few times, as well - Melissa saying that they keep getting "shut down" - she used that as an excuse when she would go weeks without responding to my (many) emails. They have great reviews on Google (which is why we picked them originally), but based on every single interaction I had with Melissa, I'm not convinced those reviews are legitimate.

Some are some aren't. She frequently pressures customers to leave 5 stars and when there are any negative reviews she reports them to Google so they get removed or badgers the poster into deleting it. This is usually done with lies (she's was in the hospital, her mom died, it was the courts fault, etc.) Or threats of being sued.
