I had a similar experience to the above with CP Properties / Crest Peak Properties Scam at 243 Bonair St - 3, La Jolla, CA 92037. I found the listing for it on realtor.com. Cory with Crest Peak Properties said the unit is still occupied for another couple weeks and I won't be able to view it. I asked why it was so cheap and said it seemed too good to be true and he said they would be raising the rent in a couple of years to match the recent renovations which didn’t make sense why they hadn’t raised it now. He said I should apply which I already had and there was no application fee. It was also one of the easiest and shortest apps I had done. The next day he emails me having me sign a holding deposit arrangement and to Venmo the cpproperties Venmo account $1,800 for the deposit, which he was saying was fully refundable if I chose not to move in. I googled him and the property company and found this website. Thank you guys for confirming my suspicions!

I have scheduled a viewing for an apartment located at 243 Bonair St - 3, La Jolla, CA 92037. I found the listing for it on realtor.com. The day before the viewing I get a call from Cory with Crest Peak Properties who said the unit is still occupied for another couple weeks and I won't be able to view it. Instead, he said I should just apply and that there is no application fee. I never fill out applications before I view the apartment, but since there was no fee I decided to check it out. The application (and website in general) was very poorly coded. It would take me 30 minutes to make the whole thing watching a YouTube tutorial. That was an immediate red flag. Also, you had to agree to Terms and Conditions, which are nowhere to be found on the application. Luckily, I did not fill out the application or give them any information. I just looked up Cory's number on Google and this website popped up. So I am sharing how someone wanted to scam me to bring awareness. Remember: IF IT'S TOO GOOD TO BE TRUE, IT PROBABLY ISN'T REAL.

I found a listing for Apartment for rent in Redfin for 1918 Grismer Ave #4, Burbank, CA (https://redf.in/Z0Ge8w). A person called Cory Crist called me asked about my interest. The listing mentioned that the unit has AC & in unit washer/dryer but these were not visible in the photos. Once he got basic information from me, he mentioned that he already has 17 applicants but I am perfect fit. Next day he contacted me saying that apartment is not available for viewing for another 2 weeks and he can show the apartment one week after that. He sent a holding document to pay one month rent to block the apartment for other applicants and take the listing from the market. Since I was interested in the apartment, I tried to make a Zelle transaction for $1400. Luckily the bank flagged the transaction as suspicious, it was put on hold. Now searching for Cory's information landed me here and made me realize I have fallen for a scam. Now cancelled the Zelle transaction on hold.

Very similar to the last person’s experience. Saw a listing for an apartment for 1254 9th St, Santa Monica at $2,050 for a studio, utilities included. I was given a call from Cory Crist of Crestpeak Properties and was told that he had candidates fill out an application before choosing which ones get to tour the apartment. He sent me the application and filled out my name, previous landlord, income, and gave a pic of a government issued id since it looked pretty legit. Got an email saying I was a perfect fit and to “secure my move in date and take the unit off the market” I would have to send a holding deposit via Venmo for $1,500. That got me suspicious. I haven’t even seen the apartment before this. Looked up his information online and couldn’t find anything about a Cory Cris or Crestpeak Properties.

The business/owner had an add on Zillow for an apartment for rent for $1500 all utilities included at 7711 Ellis Ave. #3 Huntington Beach, CA. Contacted through Zillow then received a phone call from a Matthew Alvarez, who said the place was still occupied and wouldn’t be available to show till July 27th. He had six other applicants but the best he could do is consider my interest by me filling out an application if interested. I asked, but we won’t be able see the unit before hand? He said, not till 27th, once tenants were out. Sent me the application link which looked legitimate and I filled it out. Information filled was name, address, number, birthdate, recent employer, current renter driver’s license screenshot, references. Then received two emails, one from [email protected] and the other [email protected] the next day, both shortcut labeled CP Properties and Crest Peak Properties. The first email was regarding me being an excellent candidate and to secure a spot and take off market to sign a contract that would be sent in another email. Also would need to send a holding deposit that would be totally reimbursed if I decided not to rent the space. The money was to be sent to his Zelle using the email: [email protected]. I received second email with contract link, which had major grammar errors and repeating words on it. This made it very suspicious and didn’t make coherent sense. Next I drove to the supposed address for rent in Huntington Beach and first noticed there were no number units only letter one’s. Next I knocked on door and no one answered. Then I talked to another resident who told me no one was going to be moving out and had no idea who Matthew Alvarez was, (supposed manager/owner). He also said that both buildings were under same owner and it wasn’t that name. I looked up properties and they are currently for sale. Also I looked up scam reports and it said the realtor website was low to be considered real/not a scam. Thankfully I didn’t send any money but the rental listing was on every possible apartment site starting Saturday and by Sunday morning was removed/reported error page on multiple sites. Hoping that the information written in app is not used but thankful no social security was shared nor bank accounts/money lost. Hopefully no others fell pray to this shady experience.
