Mispelled the city the company was based in as New Braunfles, TX on the envelope. The correct name is New Braunfels.
The postal mailing address was from Florida.
A quick search of the Texas Corporation Information showed the company had been in existence for three months and their website looks like a quick cash lure.
The offer was too low but they included a simple sign and sell agreement where the seller takes on all costs. Anyone with experience in real estate in Texas knows that everything is negotiable when it comes to closing.
My theory is the company would pretend to buy the land while charging me for the transaction or hope I accept such a low bid that they can make money. There is a link to a company with the email address investor dominator so that's a clue that they are looking for quick money.
