I had 12month lease from splitspot starting end of May 2023 but they forced me to move out at the end of August 2023. Splitspot had many issues including giving me a half occupied/dirty room upon arrival (photo attached), but I though the takeover of splitspot by guiker has made things better, so I moved to another place now with Guiker.
1. I received a dirty space upon arrival, I reported to splitspot/guiker to Diego, they said they will send a cleaning crew, but the crew never arrived. The wear and tear of the door and walls was there but it was useless to report anything else as you are dealing with Guiker/splitspot.
2. They charge inspection fee that found the door was damaged when I moved out, but the same crew didn't see the same damage when I moved in 4 months earlier. Doors don't even lock, the privacy was the worst for the 4 months I lived there. I never had late or missing payments, kept my space clean, I was only sleeping in the room at night, was not at home the rest of the day.
3. I had to pay additional $150 for the door damage. I never drink, never had friends over or a pet or anything that could cause any damage.
4. The contract says they will return your deposit within 30 days, it's been over a month I haven't received my deposit. So they don't even keep to their contract.

Advice: don't fall for the cheap rental price at guiker or splitspot, they charge membership fee, damage fee (that you haven't done), inspection fee, and it adds up to the above average rental price, but you live in a terrible room and common space that you have to clean by yourself, you have no privacy of your belongings, it's headache to go through their charges and issues, you'll feel you are paying a lot more than originally planned, and on top of that they will fail to return your deposit in time.
Worst Experience with Guiker (Splitspot)

We are 4 students who are looking for an apartment in Montreal. I contacted an agent Emily Burt, at first she replied me within few days. But then she stopped answering me. 10 days later she gave me her phone number which I called 3 times leaving voicemails. I sent her texts to let her know my interest. She answered me once to ask my availability for the visit but I have no news from her.

It is impossible to work with your agency, this is very unprofessional. I absolutely do not recommend this.

Most rude, inexperienced rental agents in Chicago; and that's saying something.

If you're not receiving viewing requests for your property, it's the agency you're giving business to that is the problem. Test them. Inquire about your own property with specific questions and see how they respond.

These people are just there to loot your money. I advise leasing apartments directly from the apartment management.
Below are the scenarios that happened during my onboarding to the apartment-
1. They promised that they will help with installing the internet before my move-in date, after the lease was signed they mentioned that you have to do it yourself after move-in to the apartment.
2. I mentioned to them that I will arrive at the place on the mentioned date. First, they agreed then after a day they mentioned that they have another meeting at the same time and they will leave the keys in the apartment and keep the apartment open.
3. After move-in I found out that one of the kitchen pipes is leaking and the bulb is not working. They replied that it's not their responsibility to replace the bulb and please contact management for all the repairs.

I advise leasing the apartment from the apartment management rather than from these ungrateful guys.

There are a few positives that I found taking the apartment from Guiker-
1. Apartment was very clean.
2. All the necessary things were already provided in the apartment.

The above comment is true but the below things were also there. I want to give the wholistic picture of their service.

Totally agree Guiker is a Scam! Keep yourself away from it. My daughter viewed an apartment with the so called Guiker Staff, being asked to fill the application on line. She first filled the credit card information on the website, then saw the above report before filling the form, and decided to stop the application and deleted the credit card information without sending it out. However, her credit card was still charged one month rent! How can it happens! Never pay anything before you are actually signing the lease the landlord or his representive.

Our team recently came across this review and are dismayed to see that your daughter did not have a positive experience with us.

However, we believe your review is unfounded and kindly ask that you remove it. Our system does indeed put a hold on credit cards at the time of application, but this hold gets released if the tenant does not sign and confirm the lease within 72 hours. Your daughter's application was canceled on July 30th, 2020 - 2 days after you left this review. It is only once an application is canceled that the hold on the credit card is released. We do not charge or keep any fees for applying; it is only if the lease is signed that we collect the amount paid as the first month's rent, as is standard with any Quebec rental agreement.

Your daughter would see on her credit card statement that the entirety of what she paid was refunded within 2-5 business days of cancellation. Given we did not receive any messages from yourself or your daughter regarding the charge after the application was canceled, we would hope that the refund had gone through successfully after all. If this is not the case, we'd urge you to reach out to us at [email protected] and we will handle this matter immediately.

I was searching for an apartment on the internet. I found a listing for $1200 all amenities and furniture included for the Myriad studio apartment on the popular apartment website: Zumper. Once I clicked on the link to notify the apartment complex that I was interested, I noticed that the ad was not placed by the Myriad apartments, but through Guiker. Guiker claims to be a liaison between apartment renters and the complex. Once they book you a visit for the apartment, they then have you sign a lease and pay your rent through their website rather than the actual apartment. I never planned to pay rent through their company. I simply wanted to contact the actual complex to inquire about the lease. After Guiker stopped replying to my emails and kept forwarding my phone calls, I finally found Myriad Apartments' real contact information. They said that they had never heard of Guiker or Francesca C***** (the woman working for Guiker). The price of the apartment was actually 1500$. I emailed Francesca about this and she apologized, saying that the building manager gave them the wrong information. She then sent me another apartment ad to make-up for the error she made. She told me this apartment was $1170. When I searched for the apartment, I found that the address was actually an address for a daycare, not an apartment complex. I told them they are liars and are running a fraudulent website.

Hey there - Guiker team here. We're very sorry that you had a bad experience. We'll just add a little bit of background regarding this case.

Guiker signed a partnership agreement with the company in question to promote units originally intended as short term rentals on our long term rentals marketplace. Along with not notifying Guiker of price increases, the company did not properly communicate our partnership to their support team who told you they had never heard of Guiker. We immediately cancelled our partnership with them upon hearing about this.

The second unit was purchased and renovated into residential units in 2019. The daycare no longer exits.

We understand your frustration and have made some internal changes to address the issues mentioned in your comment. We're committed to delivering a best-in-class support experience and sincerely apologize that we fell short on that this time.
