1) In June, 2023:
The Contractor (Richard) introduced himself to provide the home improvement loan with an interest rate of 7-9% for us to get our basement renovation.
2) June 24, 2023:
The Contractor sent us the quotation of $ 99,000.
3) June 26-27, 2023:
His friend, James Plewak sent emails to ask for some documents and our information.
He sent us the Credit Application Form on June 26, 2023 –NOT a Home Improvement Loan Application Form. I thought the Credit Application James sent was the first step for the loan application. Since then we never applied the Home Improvement Loan Application with our signatures.
However, a few days later, Financeit company that I never heard of and had never been introduced before by James Plewak called me and said that we approved $ 60,000 for the loan. It was very surprised me such an unusually quick process because we tried to some loans to Scotia & TD banks both but it was denied a few months ago.
4) June 29-July 1, 2023:
So I called the Contractor about $ 60,000. But he said that that was not enough for the renovation and he would handle it to get more around $ 100,000. And a few days later on July 1, 2023, we got the email the loan agreement for $ 99,000 from Financeit Canada Inc. without asking for any update on our documents. ( Loan ID # 6752170)
5) July 3, 2023:
Financeit released the funds, which was the entire amount of our contract $ 99,000 to Canadian Grizzly Renovation.
6) Aug 22, 2023:
The Contractor promised to finish by Thanksgiving Day.
7) Nov 23, 2023:
The Contractor left Canada for Lebanon without finishing our basement.
8) Dec 7, 2023:
I sent an email to the Contractor, Richard, to ask for a timeline for our basement. No answer.
9) Jan 18, 2024:
I contacted Financeit and reported about our unfinished basement by the Contractor over 6 months.
10) Jan 19, 2024:
I sent two registered letters to Executive Chair, Michael Garrity and CEO, Casper Wong in Financeit Canada Inc. to help us with our situation.
11) Jan 24, 2024:
I called Financeit again. The agent told me they tried to contact Richard, the owner of the Canadian Grizzly Renovation but there was no response yet from him.
12) I sent an email to Financeit but never answered in writing.
Problems and Issues
1: We are suspicious about James Plewak’s position for our loan. He is the person to help Richard get our loan of $ 99,000 up-front from Fianceit.
2. We never applied for the proper Home Improvement Loan Application Form by James Plewak or Financeit Canada Inc. We Just applied for the Credit Application. (Appendix A & A-1)
3. We never got any information including the high-interest rate (12.99%) for the Home Improvement Loan by James Plewak before we signed.
4. We never got any information about Financeit Canada Inc. by James Plewak before we signed.
5. Why and How was it so quick to process (only 2-3 days ) our loan approval even though we were denied by our bank before?
6. How our loan amount was so quickly approved from $ 60,000 to $ 99,000 without any updated documents? (Appendix B)
7. We were pushed to sign on the Loan by the Contactor, Richard.
8. Financeit should NOT release the fund that is the whole amount of our contract $ 99,000 to Canadian Grizzly Renovation before even starting the renovation work at our basement. (Appendix C)
9. Over 6 months, our basement renovation has never finished with non-professional jobs. (Appendix D)
10. We have to pay the loan payment of $ 1,253.82 monthly for the unfinished basement.
11. This is not fair activity to consumers by a Financial Service company.
Conclusion
1. Financeit Canada should NOT release the entire amount $ 99,000.00 up- front to Canadian Grizzly Renovation Inc. before starting our renovation.
2. There is a smell fishy about James Plewak and Financeit in order to process and to approve our Home Improvement Loan, $ 99,000.
3. I believe that these two parties are involved in Construction scams and fraud.
Back in 2022, Imad (Rachid) Rachid agreed to finish my basement by signing a contract with me. Then, his partner James Plewak helped me get a loan from FinanceIt. But as soon as Imad Rachid got the money, he ditched my project and others too.
This mess cost me hundreds of thousands of dollars in damages. So, I took him to court at the Ontario Superior Court of Justice. When we had the Examination for Discovery, Imad Rachid denied having any ties with James Plewak. Right now, I'm waiting for our pre-trial.
We've also put together all the evidence we need to sue Imad Aref Rachid in criminal court for fraud and making up documents.
