Home Warranty Letter Reports & Reviews (16)

- Hollywood, FL, USA • Dec 05, 2024

No addressor included in the correspondence received from "Home Warranty Division." Correspondence had sense of legitimacy and its temnplate looked similar to those of legal proceedings filed in court. The correspondence included words "Private & Confidential", "Classidfioed for Privacy", "Final Notice" as well as a sense of urgency to contact the company to avoid losing some sort of warranty, which would leave you responsible to pay for highest costs of repair. Signed by Wage Grant, Program Director.

Claimed my property home warranty is expiring.

- Beebe, AR, USA • Nov 19, 2024

I received an urgent letter with a waiver looking like a check for $199.00. They have my name address and mortgage bank in this letter. I called the bank and they felt it was not legit so I looked up the number on google and saw it was a scam. I did not contact the number and reported it here to BBB.

- Fort Lauderdale, FL, USA • Nov 05, 2024

Mailed to an older adult's residence (older than 65) in Fort Lauderdale, FL. No sender address was provided. Letter states it is from Home Warranty Division. Signed "Wade Grant Program Director 1-888-404-4504". States "Lender info: CLASSIFIED FOR PRIVACY" and "Please call immediately as this will be our final attempt to notify you about activating your Home Warranty. Failure to call and prevent a potential lapse in coverage could result in you being liable for all costs associated with any home repairs."

Potential elder abuse/fraud.

- Dayton, NV, USA • Oct 30, 2024

The letter was to my daughter about my home address. My daughter lives in Oregon but i live in Nevada and it was about my home. Though my daughter just bought a new build home in Oregon. My home was bought outright no mortgage 20 years ago. The letter was sent to us by Amber Lawrence Program Director Home Warranty Division. I really didn't give her a chance to say much. I told her that she was a scam or fraud and to leave my daughter alone. That her letter didn't make sense.

- Miami, FL, USA • May 27, 2024

Received a letter with my lender info on it. The letter appeared to be from my lender, as far as I could tell. It indicated that my home warranty was expiring. At first read, it appeared to suggest that my lender didn't have my home insurance on file. I called the number and was on hold when I googled the number as the recording didn't sound right. The letter was "signed" by "James Miller" who is listed as the program director.

Received a letter in the mail that appeared to be from our home lender with a warning that our home warranty was not up to date and would expire in a few days. I phoned the number 877-671-1027. The operator answered and said his name was Brandon and asked for the Customer ID on my letter, which I provided. He noted that by the end of the call I would have the right to accept or decline. He asked me how everything in my home was working, HVAC, washer/dryer, electrical system. At this point I began to realize I was not talking to my lender but a third party. I explicitly clarified this by asking if this was a service I was currently subscribed to (I wasn't sure, sorry to say), and he said no, but if I accepted the warranty service it would cover everything in my home through June 22, 2027. This is when I realized it was a scam attempt. After a moment I politely said, "I'm going to go ahead and decline this service today, but thanks for your time." He tried to sell me once more and once more I declined and the call ended. I did a web search on the 800 number and was immediately brought to this ScamPulse.com page.

I got a letter about my Home Warranty about to expire. I asked them information about my actual coverage and they didn't know how to respond. They told me they'd give me the lowest payment if I paid right away. They had me on hold for a couple seconds and I looked for the number and it was a scam

Helping Hand sends solicitation of elderly persons 62 years of age or older who have reverse mortgages. The soliciation implies:

1. That the homeowner's former home warranty "may have" expired.

2. That the home warranty is a requirement of the homeowner's reverse mortgage, and

3. That the homeowner's mortgage may be adversely affected by failing to obtain a home warranty.

Received letter in US Postal mail, no return address, no company name, stating on outside of mailing: "THIS NOTICE IS TIME SENSITIVE: SENT ON 10/6/2023... INFORMATION FOR THE MORTGAGEE ONLY... IMMEDIATE RESPONSE TO THIS NOTICE REQUESTED... Signature Required... Lender Info: LOCAL MORTGAGE INC"... Postal info: "MAILED FROM ZIP CODE 33431... PRESORTED FIRST CLASS... U.S. POSTAGE PAID PERMIT NO. 1535... UNITED STATES MAIL".

Inside of mailer included what looks like a check in the amount of $199.00 labeled as "Allocated Waiver" and "Record ID: CH70975611", made out to myself and my spouse, with our full address listed.

Letter states "IMMEDIATE RESPONSE TO THIS NOTICE REQUESTED... FINAL NOTICE... Lender Info: LOCAL MORTGAGE INC... Notice Date: 10/6/2023... Contact Phone: 1-800-260-6828... Record ID: CH70975611... ATTENTION: [names printed here] This letter is to inform you about an important matter regarding the property at [address printed here] secured by LOCAL MORTGAGE INC. We reserve the right to revoke allocated waiver after 7 days of receiving this notice... Please Call IMMEDIATELY as this will be our FINAL ATTEMPT TO NOTIFY YOU 1-800-260-6828."

Called the 800 number listed same day as receipt of notice (10/11/2023), spoke with a "Russell", who explained this was concerning an existing home warranty and stated he would be asking for information specific to our property to "continue" our "home warranty". I explained this was concerning as I do not recall who "LOCAL MORTGAGE INC" was (it later occurred to me this was probably the originating mortgage company back in 2016 when we first bought the property... mortgage was since sold to another servicing company, then we refinanced, then mortgage was sold to another servicing company, then we completely paid off the mortgage in March 2023).

I asked how long the existing "policy" was in effect, to which he said he didn't know. I asked for details on said "policy", and again he did not have this information. I expressed my concern that this sounded like possible fraud... he still could not help me, I asked to speak with a manager. "Russell" verified my phone number (they either had the info already on file or were looking at Caller ID) and said someone would call me back, to which I said I'd remain on hold, thank you... after waiting about 5 minutes, a "Laithe Owens" picked up on the other end, becoming very apologetic and frankly a bit defensive when I stated my concerns, asking what other specific information they had about our family, property, etc. "Laithe" stated they only have publicly available information on file, to which I asked, "I thought you said there was an existing policy for our address?"

Ultimately the call went nowhere and I stated for the record that I feel this is a deceptive practice, also stating their company name was nowhere to be found on this letter (he told me they were with Home Shield), also no website or email details, no originating address, etc.

I found this to be very disturbing and unsettling and would like to know what recourse we may have with respect to what I consider to be a privacy event (possible stolen personal data), also would like to know if this company has been cited previously and whether any class action lawsuits, etc. have been filed.

Thank you for your time.

We received a mailing in the name of my deceased father's name claiming "final notice". It comes in an envelope eerily similar to a social security envelope with similar fonts and wording. "Signature Required" in bold letters on the envelope and "Final Notice" in bold as well. It references our bank and "immediate response requested". The US postage PAID references Permit No. 4810. It includes a bogus looking check with a line for a signature and "Registration Fee Voucher" on this "check" on the amount of $299.00

Wanted you to sign a registration fee voucher for $199.00
