Keep receiving postal mail from “James Miller, Program Director of Home Warranty Division Ph: 800-223-9171” saying that our home warranty may be expiring. They know the name of the lender we used and claim to be in touch with them.

My fiancée received a “final notice” letter in the mail stating that his home warranty would expire in seven days if he didn’t call the number on the letter to renew his warranty. The letter claimed it was from the “home warranty division” of US Bank National Association. However, in small print at the bottom of the letter it stated “we are not affiliated with your current mortgage holder. Home warranty administered by A+ Rated Providers.” The letter was signed by “James Miller” program director.

The letter didn’t have an official US Bank letterhead or an address associated with the company, so that flagged it as suspicious to us

Letter uses predatory language to scare homeowners into buying a home warranty through their company such as, "This is to inform you that the property's home warranty, at [our address] secured by [mortgage company that originated our loan, but no longer services it], may be expiring or may have already expired [we never took out a home warranty]." And, "Without a home warranty in place, you are at risk of being financially liable for any and all repairs." I have no doubt this is targeting seniors. And I see numerous complaints about this company, and other like them. They skirt the law by using ambiguous language just shy of saying you WILL be at risk, or your home warranty HAS expired.

I received several letters regarding my home warranty, The letters stated the Home Warranty Division was reaching out to let me know that my warranty had expired or was in the process of expiring. The number on the letter was 1-888-307-2037. It had my original lenders name. When I called to inquired as to the reason the letter was sent to me, individual on the phone refused to except that I did not was any services through their company and stated that because I called the number it automatic meant I accepted the services offered. I explained that I would be contacting the Texas Attorney General's Office because I did not agree to anything from them and that I already had a home warranty company. This is truly a scam and the letter does not have contacting information other than a phone number. This should have been a RED Flag for me.

Recently purchased a home. Scammer sent a "Final Notice" dated 2/1 on expiring home warranty to my new address, which included a "Registration Fee Voucher" in the amount of $299, expiring three weeks after the final notice date. A 1-800 number was provided to call, requesting that I immediately contact the lender to get the home warranty up to date.

Received Letter with a "FINAL NOTICE" that listed a bank name that I do use and my correct name and address. Final Notice said to IMMEDIATELY Call 1-800-260-6828 and this was the Final Attempt to Notify me or the reserve the right to revoke allocated waiver after 7 days of receiving the notice. They attached a check for $199.00 payable to me with a signature on the front but fin print saying This is not a check.

Unsolicited mail. Called the 800 number. Listened to a 20min. sales pitch. Slick presentation. We are thirty-year home buiders and recognized a con when we saw one. By the sales pitch they gave it was obvious that they got the information about our house from local public tax records. They indicated that the "coverage" was under the previous owner and was about to expire. That person has been DEAD for 25 years.

This letter came addressed to my mother who's been DEAD for 9 1/2 years. The letter is worded to where one would think that they did have an actual account with these people; but we certainly do not.

My mom received a mailer that appeared to be a check titled "Allocated Waiver". The mailing included her mortgage lender's name but specified in fine print "We are not affiliated with your current mortgage lender" along with "Not all consumers have previous coverage." and "This is not a check."

Outside of letter looks like it's from my former mortgage company (Keystone Lending, Inc.). However, once you open the letter, it has what looks like a check identified as "Allocated Waiver." The payee line has my name/address. No sending company name is on the paperwork. It also has a Spanish speaking telephone line (888) 572-0611. Notice date is 10/2/2023. My personal data may have been breached as I don't know how any company can get my former mortgage information and then use it to try to scam me.

I received "Final Notice" mailer on pink paper from "Home Warranty Division", with language intended to scare people into thinking they HAD TO reply. This is deceptive and could take advantage of the less scrupulous. There is no website, the company name isn't prominent, and somehow they know the bank my mortgage is with. Not okay!

Mail solicitation stating my home warranty had or was about to expire and asking for renewal. Implied that warranty was connected to my mortgage bank. Letter bore no business address but hours stated were for Central Standard Time.

Checked with my bank. They are not involved in home warranties.

I do not recall ever purchasing a home warranty policy or receiving one gratis.

Called number on solicitation and asked when original policy was opened. Reply was that it was a one-year complimentary issued in January 2021. They said that a three-year renewal would cost $2800, could be paid in $225 installments.

Officious "final notice" [none received before], correctly names bank holding mortgage. House is almost a century old, & has not had a warranty in my 20-yr possession. Didn't check proprty id validity.

County Deed Records or Home Owner Services has sent me numerous letters in the mail saying my home warranty may be expired or already has expired. Without a home warranty in place you are at risk of being financially responsible for any and all repairs. Includes $199 registration fee voucher. I have not responded to any of their inquires.

I received a letter which appeared to be from my bank, telling me that my home warranty was expiring, upon additional review I see that it's from a 3rd party company.

I have gotten several “Final Notices” from this fake business that warns me that my home warranty is due to expire. They know my Mortgage Lender and include that on the document to try to make it seem legitimate and scam new homeowners. This came by postal mail and are very similar to other scams I have been mailed
