As to how it came bout, the scammer found a FSBO (For Sale by Owner) listing on Redfin, and posing as the seller, submitted a form on my website at *****************************. I spoke with him by phone, obvious that English wasn't his first language, so accommodated by texting from then on. He had a sob story, needed cash for "surgical condition" in the next 30 days.
Please note: The form I submitted this report on forces the user to enter certain data such as scamster age, country, etc., which in this case are unknown.
After some haggling, we settled on a price about 50% of value, signed via Docusign, then contract to Fidelity National Title for preliminary title check. Fidelity sends a physical letter to the physical address of the owner on record, and that owner calls Fidelity, and me, enraged, at which point Fidelity quit escrow, understandably. I got directly with the owner, explained the situation, he calms down and now we're both on the same page, contacting authorities.
Turns out the scammer still thinks he's got a live one on the line (me), and I've been in touch with Douglas County fraud specialist ******* ********** who evidently has been in touch with the scammer before about deals he's tried to pull with agents, "telling him to knock it off". Richard was delighted that I'm happy to string the scammer along, see if we can extract banking and any other info, a project I'm now helping with.
Interestingly enough, over the weekend, another similar lead came through on my website for a parcel in Park County. Recognizing the pattern, I contacted the actual owner, who wasn't aware of the current plague of land scams, or how they work, and was grateful for the call.
Bottom line for land buyers: ALWAYS triple check title before sending funds. My title company not only sends a physical letter, they require driver's license photo plus live photo from cell phone or computer by purported sellers.
