Type of a scam Rental
(Thanks for your interest & property is still available for rent. I want a responsible person or family who is neat and believes that they have all that it takes to take care of the property as if it were their own. Please be informed that I'm renting out the property because I moved down to (Texas) with my lovely family on a contract project by the American Society of Civil Engineers. http://www.asce.org . We wanted to sell the property since we will be staying longer than we thought & later my wife advised me not to sell the property anymore. I reasoned with her and accepted her advice so we contacted the agent back and requested for our keys and documents and put it for rent since we will be back in the next 4 to 5 years. We would have given the same agent this job also but the truth of the matter is that the agent was asking too much of an agent fee and made the rent high. We were not getting the responses we needed so I decided to terminate our contract with them and put it up for rent ourselves. If you notice, you will discover that the price we are offering is far below standard price and this is enough for you to know that we are not after the rental fee but the absolute care for the property. Then he messaged me through a phone number when would I be able to see the place and I he gave a specific time to see the property which was at 11am. When I arrived at the property, he sent me an access code to enter the premises. And we went inside the premises and looked around, nice place by the way. While visiting the place he insisted to send him back the questionnaire. I sent him all the information on the questionnaire and he requested. Then I got a final email with a lease agreement attached requesting the following:
Hello Leonardo,
I can see your willingness in my house, You have shown toward my house. You’re just an accurate example of the fulfillment of psalm 23, which God has promised to make you lie down in grassy pastures and he further says : By well watered resting places He shall conduct you, verse 6 says surely Goodness and mercy shall follow you all the days of your life; And you will dwell in the house of the lord forever and ever. We have decided to rent our home to you due to your manner of approach and prompt attitude in getting things done. However I'd like you to proceed with a down payment of the security deposit fee ( $2,900.00 ). So that you secure down the property and also get the keys and documents of the house. And also I will be sending the following to you via FedEx to your address you provided. Please once again, we are giving you this trust and do not disappoint us and I promise you that, you will love the house. I want you to promise us that you will take good care of our home when you get there.
Here are the contents of the shipment,
1)Entrance and the rooms Keys
2)Paper/Permanent house form (Containing your reference details)
3)The house documentary file.
4)Payment Receipt.
5)Full address and description of the house.
I will like you to know that I have registered your information with the FedEx shipping company and also once the payment of the refundable security deposit & rent is made the FedEx will proceed with the shipment and the keys and documents will get to you as soon as possible at your doorstep , also once you get the keys and you move into our home if you don't like what you see in the inside your money will be refunded back immediately then you give the FedEx back the keys , My family and I are really happy and excited that God finally sent us a wonderful family to come take care of our home.

I investigated the house if it was for sale somewhere else, and it was listed for rent though Zillow and from there it would be redirected website called InvitationHomes with a disclaimer that home is owned and maintained by them. Anyone who is interested in the property sign up and can schedule a self tour and an access code will be provided a few minutes before the scheduled tour. This was very convincing and anyone would of easily fallen victim of this scam. The thought that they were able to provide access to the home without the property owner can be very convincing that it is real.
