I was solicited via e-mail about a mortgage relief program called The CARES Act-Homeowners Assistance Fund financial relief program. This program promised a loan modification that reduced the monthly payment and interest rate for the entire course of the loan and did not extend the length of the loan at all. In addition after the paperwork was approved and submitted to the lender there was a 2 month grace period without any mortgage payment at all. In the process of applying for this program I spoke with 3-4 separate people in various departments such as compliance, processing and customer service. My program was completed and approved on Dec. 29th 2023 and I then sent in the paperwork to my lender. On this paperwork it show the approval information with the new interest rate and payment amount for March. At this same time I sent them there fee of $1950 for them completing this modification, and doing an appraisal. The money was send out Zelle and wire transfer.

I did not make payments in Jan. or Feb. as I was told and when I called back in March I found out that the loan modification was not done at all. My lender stated that they only sent in a request for modification with the paperwork and since the request was now over 90 days old I would need to reapply. Also the interest rate and payments listed was not real and was never had final approval by my mortgage Lender at all. Now I must not re-start the entire process with my lender directly. Due to this scam I am 2 months behind on my mortgage, I lost $1950.00, this company has my personal information. I chose this option to be proactive as I loss my job in November of 2023.

When I reached back out to this company to discuss a refund and what happened I was told to request from my lender a a Qualified Written Request, which requires full research on my original loan and takes 30 days or more to complete. Once I received the paperwork from this I was to send it directly to them and their legal department would look into it for me. This is also a tactic to delay any resolution and make it impossible for your money to be refunded by them at all. This is the most detailed and elaborate scam I have ever seen.

This company claims to conduct loan modifications based on covid-19 CARES program and other programs. They had me complete paperwork and asked me to submit the paperwork to my mortgage company. My mortgage company, Planet Home Lending, informed me that they cannot accept any of that paperwork and that you should request a loan modification directly through your lender. Basically, as others have noted, I spent months on the application, only for it to be denied. Please avoid these companies as much as possible.

He stated that I was approved by the Cares Act Homeowners Assistance Fund and that I would be part of the fresh start program and that I would have a 2% interest rate for 5 years and after that it would be 2.75% for the remainder of my loan saving me @ 450$ a month. I was like yes sign me up and then he stated that I had to pay 1960$ in fees for an appraisal, a dvn and a property profile. I found that to be odd as I have refinanced my house and the only thing I needed was an appraisal and that was @ 500$. Then he said here are the payment options either zelle, text or email check or send a cashiers or personal check. I found that to be very odd so when I tried to make a payment via Zelle my app did not accept the email address that he provided to send it to. I feel like that was a blessing because I thought it was very odd to accept payments via zelle for one so I got on the computer and did some research and see that there is a similar case for the same exact amont that they were trying to get me for.
