**Suspect:** Mario Garcia, National Home Partners, 10488 W Centennial Rd, Littleton, Colorado 80127
**Incident Details:**
I entered into a real estate transaction agreement with Mr. Mario Garcia, representing National Home Partners. The property in question is located at **** Travis, Amarillo, TX 79118. As a commitment to this agreement, I provided an earnest money deposit amounting to $18,000 with a stipulated move-in date of September 1st, 2023.
However, as the move-in date approached, Mr. Garcia failed to provide a signed and dated copy of the contract, despite multiple requests. On date of move-in, Mr. Garcia notified me that the homeowners were not ready for the transfer of possession, contrary to our initial agreement.
Furthermore, after conducting online research, I've discovered a recurring pattern of numerous to say the least similar complaints against Mr. Garcia and various companies he's affiliated with. These allegations share common elements: failure to provide signed contracts, violations of agreed-upon move-in dates, and questionable management of earnest money deposits.
**Estimated Loss:** $18,000 (Earnest Money Deposit)
**Supporting Evidence:**
- Communication logs (text, email) with Mr. Garcia requesting the contract.
- Proof of earnest money deposit transaction.
- Online reports and testimonies related to similar practices by Mr. Garcia under different companies he has owned and operated.
I suspect potential fraudulent activity and misconduct in this transaction and am concerned about my $18,000 earnest money deposit. I am submitting this report to document the events and seek any assistance or guidance on retrieving my funds and ensuring such malpractices are adequately addressed.

1. Never do business out of state. If you do and you get scammed, your state and DA won’t be interested in building a case.
2. Only meet at the legally registered business addresses. Not the address on his website which can be fake and easily changed. His CO business addresses were fake. We know because we visited them.
3. Never send payment to PayPal, Venmo etc. Only a wire transfer to a big bank and to the same name as the registered company. Legit businesses only work with major banks and setup a business account that they verify to prevent fraud. Using a tax ID registered with the irs and state. Small no name banks are easily scammed. Big banks will be held liable if they accept a wire for a fake business account.
Mario has setup many fake accounts here. Do you think happy customers would come here and post their story? No. You only google and search when you have a bad experience.

1. Met him at his legally register business location. Not the address on his website.
2. Have a professional review the contract.
3. Do not make payments on PayPal, Venmo etc. Do a wire to the bank account directly to protect yourself.
4. Document all phone numbers, email addresses and record conversations to help us build our case against him.
5. If you’re not in CA, work with someone in your state and follow the same rules above. If you don’t. Your state will not be interested in helping you reclaim your money in another state.

BEWARE - National Lease Purchase aka Orange Box Project aka Mario Garcia Will Steal Your Money
Box Project, over $4,000 as a deposit on a house, in addition to $250 in application fees. We later learned that the house was not available after all. We promptly requested a refund. Over the next weeks/months, we sporadically received small payments, but we are still owed $1,350, and Mario has ghosted us. He took our money and decided to keep it rather than return it to us, which is theft.
DO NOT DO BUSINESS WITH MARIO GARCIA/NATIONAL LEASE PURCHASE/ORANGE BOX PROJECT, unless you just want to fund his crooked schemes and receive nothing in return.
