Ed Smith claims to be a real estate investor that buys and sells properties. He claims to be a retired Federal Police Officer that was injured on the job, and that he decided to help people that are losing their homes to foreclosure, or that just want to sell. I contacted him in regards to my parents home that they are trying to sell. I gave him all the stats on the home and he said he was interested and could give them the payoff on the home which is what they were asking. I sent him pictures of the home as the home is located in Clearwater and he is located in Sevierville, TN. He sent my parents a contract setting a closing date of 3/10/18 which was a week after we had spoken. Over the course of the month, Mr. Smith's story changed, that he had to get financing, that he had a preapproval for the loan, and then he related that he contacted 4 other lenders. On 3/29/18, I contacted Mr. Smith and he said that he was unable to get financing, that he was turned down by 2 lenders, and I asked about the other lenders and he said that he didnt apply with anyone else. In the beginning he said that he had personal funding to purchase homes, and now, he says he needs to get lending. He contacted a person in Orlando regarding my parents home, to do a rent to own on this property. he had not even purchased the property to date. When I asked for references, reviews and a business license, I was told that Tennessee does not require a business license, and he referred me to his website noted above which does not list references nor reviews. I feel that he is scamming people and leading them on by telling them that he has private funding to purchase homes when in fact he does not.
