The letter received looks official, however, there is no website or phone number of the company on the letter. It states that records indicate a recent deed transfer for a particular property. There was none. The letter requests a check or money order or credit card for payment of $89. This is bogus.

received a document in the mail from this PROPERTY RECORDS OFFICE,LLC P0 BOX 18471 TAMPA FL 33679-8471 on 1/10/22. made the document look official and saying we will receive our recorded deed and profile documents

after they receive a processing fee of $89 by 2/11/22. they gave 2 ways to pay either by credit card /which

you would fill out the credit card # exp date, 3 digit security code they want also and a line for you signature.

the second option you can pay by check or money order.

This shows up in an envelope, pretending to be an official form. The LLC after Property Records in some states would be a dead giveaway that this is some kind of a fraud, but it is based in Florida and that state does have a reputation that would allow one to possibly believe that these document is genuine and one might need to act on its request. On the back page in very small print, it clearly says that there is no obligation to pay and that this Office is not affiliated with any government and assumes no legal liability or responsibility for loss or damage resulting from the use or misuse of information and cannot be held liable for content, accuracy or completeness of any data. Someone could think this is the only way to get a deed for the property they purchased and lose money.

The scanner is broken and even if it wasn't it is on greenish paper that I am not sure would print even if the scanner worked. But since it doesn't work, I cannot attach it.

Received the attached today in regular mail. Official looking document from “Property Records Office” in Tampa, with Manatee County closely placed to it, containing detailed property information (albeit public info), and looks more like a legal county document than any such scam I’ve seen. The email address is even [email protected]. Extremely deceptive. The property owner name is incorrect, so I looked more closely, noticed the large but crowded & strange font portion, and saw it is not something we owe. Just a solicitation from a scheming business to “prepare” and send us documents we already have.

It’s likely this solicitation would be “legal” in terms of a court, but it is clearly a predatory scam that will bring in a lot of money, especially from seniors. It will be treated by many people like a bill. People should be warned.

Thank you for considering how to at least inform the public of this devious scam. I’d like to report it to local news since that would trigger a fast information share and perhaps scare the company away. But that might be considered overkill. Will also inform BBB, as this doesn’t appear in their ‘scam finder’ list.

I received a document from Property Records Office, LLC indicating that I had had a recent deed transfer for a property. The flyer had my personal property information along with the date of sale and current loan amount. The flyer noted that a copy of my deed could be obtained with the Service Fee of $89.00. This was a formal looking letter due the information that was listed. I'm concerned that the information is misleading and deceiving.

I am retired government investigator and it even made me look twice at the letter which leads you to believe it is an official government letter.
