It was an ad for an Executive administrator position. There was pressure to decline other job offers, no clear contact info, grammar issues, an unusual start time, and overly enthusiastic promises. The photos on their website are not theirs. They kept using quotation marks in their emails and all-caps words. This is a long email in-telling the job duties and pay breakdown. Thanks for your patience. This position is very important to everything we are working to achieve. We know you will take your time to carefully review the following. We hope you will accept our OFFER OF EMPLOYMENT based on the terms below.
COMPENSATION
This position of Executive Assistant with R.A.C.S. LLC will have a base compensation level of $26,000 annual, -$500 dollars being paid weekly in addition to weekly bonuses being paid to you directly from specified profits on construction jobs. Your annual earning capacity should greatly exceed $150,000.00 per year if you dedicate yourself to this effort daily.
PRIORITY 1
If you agree with the terms of the position, the sponsor of your base income will be an "Active Investor in his joint venture with R.A.C.S. LLC. This active investor has been a student of a R.A.C.S. LLC supported program under Title 18 USC 3624 (8)(9) of the First Step Act mentorship since 2018. While his family under this program started and ran a construction company in Illinois several years ago this active investor also started his own construction company under this program and direct daily mentorship, in High Point N.C.
Since then he has transitioned to focus primarily on his trucking business as well as his dump truck business. Your potential employment with R.A.C.S. LLC has been planned for since the inception of R.A.C.S. LLC in 2018. This active investor has chosen as many other students will choose, as their profits grow, the expertise of R.A.C.S. LLC and it's sake holders knowledge to help guide their personal construction and development interests daily. This is where your Executive Administrator support is needed.
Of course you will receive daily pointers and be mentored daily as a R.A.C.S. LLC employee so that you will be able to give the needed administrative support to this active investor in his Joint Venture development and redevelopment efforts as well as to assist R.A.C.S. LLC in growing construction profits in it's 20 markets where there is a racs construction manager on the ground as well as to give administrative support as 8 new markets are jump started.
GOAL #1
Within a 40 mile radius from Durham N.C. in small towns such as: Creedmoor, Oxford, Roxboro, Surl, Berea,
Allensville, Timberlake, Providence, Rougemont, Stem, Lake Michie, Bahama, Hester, Kitrrell, Louisburg, Northside, Franklinton, Mapelville, Youngsville, Rolesville, Neuse, Knightdale, Zebulon, Wendel, Morrisville, New Hill, Merry Oats there are little "Diamonds in the Rough" [Abandoned, Distressed, vacant homes ...scattered here and there]. There is however an art to this process which you will be coached on daily. It will NOT be Easy but it WILL BE Fun.
So this is the PRIMARY GOAL we hope to achieve "within the first 14 days of your employment". The active investor desires that we first locate at least one home that this active investor can purchase. Many of the leads will soon materialize into bonified offers and homes will be purchased by the active investor who will continue in his Joint Venture with R.A.C.S. LLC.
[Characteristics of these homes]
-They are "sleepers". Once the owners of these kind of homes have been contacted by a realtor offering to sell their home, the amount of that home just went up substantially. The goal is to contact that owner BEFORE the realtor shows up. Because of the distressed condition of the home, the owner feels no one want's to buy the home.
-While many of these homes have bushes, weeds and even fallen tree limbs around and on the homes and they appear to have no value...they still do have value, -especially where the structure of the home is substantially square, plumb and not leaning. This will be a fun treasure hunt!
[Ways to find this "Active Investor"s 1st home.]
-The SECOND GEAR THEORY: This principle was used for decades and IT WORKS! You must ride up and down these streets to find these jewels..."diamonds in the rough". We do not depend on Realtor listings. If you cannot get this concept, -that is the only deal breaker. By the time the home is up for auction,-a home we should have been able to purchase for between 20,000 and 30,000 then it sells at auction for 55,000 to 75,000, even in a condemned state.
-In these small towns and even in larger cities there are MINIMUM CODE ENFORCEMENT and ZONING offices. They have lists of homes that are under Minimum Code Enforcement,- condemned and some ready for demolition. Those homes can be purchased,-Demolition stopped and the city will grant extension of time to repair the homes. This is where R.A.C.S.LLC has a major advantage as R.A.C.S.LLC has over 400 construction craftsmen who NEED JOBS IMMEDIATELY and work for Affordable wages. And so for the first 2 weeks you are working with R.A.C.S. LLC 50% of your time should be dedicated to this function FINDING THIS FIRST HOME for the "Active Investor" sponsor of your base income.
The other 50% of your TIME
Will be spent on other executive administrative functions to produce CONSTRUCTION PROFITS!
HOW DO YOU MAKE BONUS MONEY AS AN EXECUTIVE ADMINISTRATOR WITH R.A.C.S.LLC
PRIORITY 2: MODULE 1 Booking Construction Jobs for any of the 20 local R.A.C.S. LLC construction managers
Trade areas listed in preferred order
1. Drywall Contracts
2. Roofing Contracts
3. Foundation Contracts
4. Painting (Rent Ready) Contracts
5. Footing Contracts
6. Framing Contracts
For every job you book in one of 20 markets that have R.A.C.S. LLC Construction Managers (RCM) on the Ground, you will receive fees as listed below, on each JOB you book that we complete. You will be paid a fee not only on those jobs from from every job from that builder or owner for as long as you are employed by R.A.C.S. LLC.
1. Drywall Bonus $500 per job on homes with at least 300 boards. If there are more boards this bonus will increase pro rata.
(6 men working 5 days normally)
2. Roofing Bonus $150 per job on homes with at least 20 square of shingles. If there are more shingle squares this bonus will increase pro rata. (1 man working 1 day normally)
3. Foundation jobs $150 per job on homes with at least 800 blocks. If there are more blocks this bonus will increase pro rata. (4 men working 2 days normally)
4. Painting (Rent Readies) $30 on all Rent Ready Jobs (2 men 2 day jobs normally)
5. Footings $150 per job. (4 men working 2 days normally) Most jobs are minimum of 19 cubic yards. If there are more cubic yards this bonus will increase pro rata.
6. Framing $200 per job (5 men 5 days)
Total men working for 20 days per month are 20, on Jobs YOU BOOK in remote markets.
Total Bonus to you if the men are working an average of 20 days a month
1. Drywall at $500 per job x 4 Jobs in 20 days = $2,000 monthly bonus
2. Roofs at $150 per job x 15 Jobs in 20 days =$2,250 monthly bonus
3. Foundations $150 per job x 8 Jobs = $1,200 monthly bonus
4. Painting (Rent Ready) $30 x 10 Jobs = $300
5. Footings $150 x 8 jobs = $1,200 monthly bonus
6. Framing $200 x 4 jobs =800 monthly bonus
Total $7,750 bonus monthly x 12 months $93,000 bonuses plus base of $26,000 = $119,000 Annual total div 52 Weeks would be $2,288.00 weekly.
This is where you are responsible for JOBBING which keeps just 20 men working all of the month. With your following daily steps it will be very possible for you to keep at least 80 workers working steady each month in these remote markets from jobs and contracts you secure (NOT JUST RESIDENTIAL, but commercial in these trade categories). OF course for 80 construction workers working as a result of relationships you solidify with builders, that would be $93,000 Annual Bonuses x 4= $372,000 in bonuses and $26,000 as a base equaling $398,000 per year. This is real Sofia. It just takes steady work and faith in yourself. More on SPECIFICS once you are on board. Even if you are at your Expected Rate of pay, which was $70,000. (That means you only have to function [18%] of what you is now your real capacity,- if you divide 70k by 398k)
Module 2 Booking Construction Workers in markets where no R.A.C.S.LLC Construction Manager is in the market
Currently there are 8 markets that R.A.C.S.LLC will pay a larger fee per job if you are doing the Jobbing function. In those markets which is our 3rd Priority you will be paid bonus amounts for jobs booked by you and completed by R.A.C.S. LLC
Drywall Jobs booked by you Bonus is $1,875 x 4 Jobs =$7,500 Monthly
Roof Jobs 250 x 15 Jobs = $3,750 Monthly
Foundation Jobs 250 x 8 Jobs = $2,000 Monthly
Painting (Rent Ready Jobs) 62.50 x 10 Jobs = $625.00 Monthly
Footing Jobs 250 x 8 Jobs = $2,000 Monthly
Framing Jobs $625 x 4 Jobs = $2,500 Monthly
Total Projected monthly bonus on 20 men working all month where you booked jobs for them all. $18,375.00
So in these markets that are remote with no RCM your total bonus pay could be $18,375.00 per month. And if
you are keeping 80 construction craftsmen working full time across 4 markets with a local RCM your bonus money would be $73,500 per month plus base of and avg of (500 x52 weeks = 26,000 div 12 months = 2,166.66) $2,166.66 base pay+ $73,500 per month bonus pay = 75,666 per month x 12 months = $907,992.00 which could be your annual income working as an Executive Administrator with R.A.C.S. LLC.
This is all designed for you to understand that there is a MAJOR incentive in GROWTH. Of course, ALL of the administrative functions assigned to you daily are very important to our survival and growth. Upon your acceptance of this OFFER OF EMPLOYMENT you will be the "MISSING ELEMENT" FOUND.
Also please understand that there is no limit put on your growth and success. That is all YOUR call,- based on your effort to help perfect R.A.C.S. LLC. Lastly as you study, learn and execute the principles applied with R.A.C.S. LLC you will position yourself to also be able to run local construction markets with a 50/50 split with R.A.C.S. LLC in those markets.
Your opportunity to grow will not stop there, as eventually, like all mentored students under "Careers in Construction" you will be able to become a R.A.C.S. LLC Joint Venture partner/active investor/owner builder just like the "Active Investor/Student" who is today sponsoring your BASE Income payments.
