I met Susan at Elks Lodge Book Club back in September of 2022. She and others claimed she is a high-end landscaping designer and super busy. I contacted her for a simple glance at my yards with her expertise.
Susan came over right away, for such a high-end huge demand landscaping architect, it surely felt strange. After a short conversation, she pushed to do landscape design for my yards even though I told her I already had a contract for the artificial turf portion with a construction company I liked, and I am overall very happy with the existing layout of my yards, they just needed to be renovated over time, I am not in a rush at all.
She said she usually got paid through the construction firm. Since my yards are such a small job, she is not going to get much from the landscaping construction work; thus, she wanted me to pay her a $1000 design fee.
Before we finalized the design, she urged me to have the landscaping work done while it is winter, the slow season for landscaping contractors, thus I can get a better deal.
Overall, the design was generally my existing layouts with a few none doable items, except to add a second vegetable garden next to the Jefferson side of the storage shed.
I got quite sick with a really bad cough for over two months from around Christmas 2022 to the end of February 2023. I told Susan I did not feel well, but she pushed me even harder and urged me to get the project started quickly.
She persuaded me to give her the bid document from the artificial turf contractor I had.
Next, she created a spreadsheet with two out of three bids from her connection. I never saw the original bids from these two; the quotes were extremely confusing and expensive. My contractor, Ideal Engineering, was pushed to give a bid as well with her spreadsheet. With such a confusing spreadsheet layout, a simple and high quote was filled on the bottom of the spreadsheet. When I questioned Ideal Engineering’s incomplete and high quote, Susan said they used to deal with high-end clients who were willing to pay high prices thus the quote is so high.
I chose the cheaper one, still come out at $64,755 from All Pro Landscape.
When Brian, the owner of All Pro Landscape came over for the first time, he quickly said some of her design items were not doable.
The two talked with each other briefly. Next, Susan bumped up the bid to $69,375. While my head was still spinning with the new price, Brian quickly produced a contract for me to sign right at the moment without a second delay, the contract was really squeezed together and blurred; it was virtually impossible to read. Neither of them informed me about the 3 business days cancellation nor the 5 business days for senior cancellation rule.
Besides the unbelievably high prices for each item, the job overall was poorly done. When I confront Susan and Brian about different issues they did not do or have done wrong, neither of them ever acknowledges them nor tried to fix their errors. I have to find others to fix these problems they left behind. These days, I am still discovering things they did not do according to spreadsheets or design.
I organized Susan’s quotes from four different dates and versions and lay them side by side to understand her charges from one date to the next.
I contacted Susan multiple times and asked her to explain her charges. At first, she offered to have Brian send me a $265 check to “Close the book”; as I asked her to explain why on her 3/16/2023 spreadsheet, the price jumped from “Total Bid Price (Front + Back + Misc)” of $67285”, to “Total Bid Price” of $69,375. Susan never addressed the question. She simply had Brian cut a second check of $1,685.
At this time, I realize Susan doesn’t list her license on any of the business cards she gave me, which means she is unlicensed.
From mid-May, I started going over Susan’s quotes, based on 3/16/2023’s paperwork, supposed to be the final version of the spreadsheet with some adjustments needed. I broke them down by category/section.
For the artificial turf section, I listed two quotes I had, Ideal Engineering and Bay Area Turf next to the All-Pro Landscapes charge, the difference was over $13,000.
I comb through other categories/sections, got an estimate from another contractor for several of the remaining categories, and came up with the expected refund, minus the two checks $265 and $1685 I received from Brian.
Additionally, this is a big, expensive job, Susan got so much from the contractor, she should refund me the $1000 charge.
I am a retired senior, living on social security income; additionally, I was sick when these took place. This is elderly abuse and scam.
Susan constantly pressured me to get the work done, which I did not plan in the first place. She scammed me non-stop until she and Brian took $70,235, the money I don’t have but through refinance my house.
