I am a new homeowner. I received a letter stating “Dear Laura, Welcome to Termio! Your warranty hasn’t been updated as of October 23, 2023. Termites cause more damage than fires, floods, and tornadoes combined and are not covered under most homeowner insurance policies. Our records show an ownership change at 9622 Pemberton trace, Houston, TX 77025 on August 25, 2023. This property has termite warranty coverage with terminal, LLC through May 31, 2024. Should a termite issue arise, your term warranty ensures your home is treated at no cost. To get the warranty transferred in your name and a new certificate issued, go to term.com/transfer and use transfer code: B22D467571. To guarantee coverage is uninterrupted, please complete transfer before December 3, 2023.

This letter caused me fear. I contacted my realtor and told him that I was unaware that termite service had occurred at my home and that it was not disclosed in the sellers disclosure. He told me he would contact the sellers agent and look into legal action due to the nondisclosure. I called the company, Termio Pest Control and spoke to a young lady. I asked her to look up my address to see if my home had received termite service in the past. She looked it up and told me that it had not received termite treatment in the past. I asked her if this letter was an offer and she said that it was simply an offer. I told her that it caused me great stress, and fear, and then I would be reporting it to the Better Business Bureau and the Federal Trade Commission. We hung up and I received a call from the owner within a minute. I told him what I stated above to the young lady and he said he had an explanation. He said there are two ways to receive this letter for warranty. One way is by transferring service from one owner to another, and the other way is through records that he obtains of which homeowners paid for a termite inspection during the contract phase of the sale. He then creates these letters to send to new homeowners, letting them that they have a warranty that is expiring. I told him that this is not ethical, and that I would be reporting him to the ScamPulse.com and FTC. He told me that a complaint to the Better Business Bureau would only come back to him. This tells me he has received complaints before and has dealt with the Better Business Bureau in the past. He said that he wanted another opportunity to explain. Please stop this company from instilling fear in customers. I was ready to take legal action against the sellers due to lack of disclosure in the purchase contract. This guy is scamming people through fear and making them believe that their homes were treated for termites in the past and that they have a warranty for it. Please stop him.
