Type of a scam Travel/Vacation/Timeshare
I don't introduce myself as the page requires it.
In October 2022, I got a phone call from a representative of a Massachusetts-based company Travel Specialists Ltd https://travelspecialists.ltd/ who asked me whether I want to sell the timeshare, which my wife and I have in Mexico, in Cancun. This representative of Travel Specialists Ltd said that they have a client who wants to buy the time shares.
I received a draft contract from Title Matters LLC, which is also a Massachusetts's company specializing in real estate https://title-matters.com/ , and we, my wife and I, signed it.
Title Matters LLC had a Trust account in SCOTIABANK, on which the buyer of our timeshare deposited his money, $26,000, for this purchase. According to the contract, «When permitted by applicable laws and Timeshare documents, the Buyer(s) will pay all fees, taxes, costs, etc. directly related to this transaction and / or the intervals that are transferred to the Buyer(s).».
The Mexican branch of the SCOTIABANK, where the Trust account was, asked for payment of a sales tax, and the buyer added the required tax amount on the Trust account. Since money had to come from the seller, I was requested by Title Matters to add the same amount of money on the Trust account too. Title Matters guaranteed that I’ll receive this money back together with the agreed price of the timeshare. Then, the bank asked for another type of tax. The buyer added it to the Trust account, and by request of Title Matters, I did the same too with the same promise from Title Matters to get all my money back. I was naive enough to believe these promises.
In the end, I realized that this was a fraud, and I sent all the information about this contract, with the letters I received, to FinCEN (Financial Crimes Enforcement Network https://www.fincen.gov/ ); FinCEN assigned two numbers: Incident# 843353 [EXTERNAL] and Incident# 851403 [EXTERNAL]. I received a response from FinCEN that it was a fraud. By that time, I already knew that the buyer was Juan Francisco Beckmann — a Mexican billionaire.
Since FinCEN opened a case for investigation, I have asked Title Matters LLC to freeze this contract until FinCEN completes the investigation. Title Matters LLC agreed to do so and informed the buyer about this investigation.
It so happened that then I ended up in the hospital, then again and again. I had a surgery. When, after a long time, I called Title Matters LLC, I learned that the buyer was ready to terminate our contract; I think he was scared by the investigation. The same lady from Title Matters LLC convinced me that I can get all my money back, $18,256.53, after signing a termination agreement of the contract and paying fees to Title Matters LLC and Travel Specialists Ltd and (total sum $3,450.00). She convinced me that Title Matters LLC was in full control of the Trust account. After some deliberation, I asked for a letter of guarantee about getting all my money back.
And on 13 February 13, 2023, I received the letter from Title Matters LLC about the termination of the contract with the signatures of all its participants, including the CEO Title Matters Edward Johnson. The letter says: After the fulfilment of the payment of $3,450.00 USD our company will absorb and reimburse your $18,256.53 within 48 hrs and we will procced to request the payments from the corresponding institutions. Said process will not affect your reimbursement.
When I received the letter, I did pay $3,450.00 but Title Matters LLC informed me that the bank requires a payment of $3,000.00 for something else.
I lost hope of getting my money back. But I believe that Title Matters LLC took part in this deception because the company deceived me by promising to return my money, but refuses to do so. I want to warn potential customers of this company that they too can be scammed.
I attach the guarantee letter upon cancelling the contract, which I received from Title Matters.
