Type of a scam Phishing
July 12th - sent required documentation to receive approval of the Fix & Flip loan. Joseph also "verified" me as a "real person" through a series of personal questions, e.g. What street did you live on when you were 10 years old? Completed and "passed" verification. July 13th I received an email indicating my application for the loan was approved with a loan approval letter attached to the email. July 20th - Joseph emailed asking what the status is of my deal. I sent him an email asking where am I wiring the "Loan Origination Fee" to. He responded with the wire details. I then let him know I was sending the money over that evening via wire transfer, 1% of loan amount, which was $3150.00. July 22nd - Joseph verified having received the loan origination fee of $3150.00. He sent over a "contract" in which I signed. July 23rd - Joseph sent email that said they were going to release the loan disbursement to me via wire transfer and sent a screen shot of the pending wire transfer to me of the loan. The following Monday, July 26th - indicated a "security" problem with the bank and the wire transfer has been held back. Indicated I needed to come up with 5% of the loan and transfer it to them before they will release the loan. Said I needed to pay 60% of that, approx $9,000. I told Joseph I don't have the money and that this was not part of our contract. There are no other fees required of me to send to them in order to release the loan to me. He changed the amount to $5,000, and again, I said "no" I don't have it. I strongly told him he needed to make good on the contract and send me the loan. Joseph apologized for the "inconvenience" and still indicated that I need to send them more money in order to get my loan. I told him I've never heard of such a thing and that he needs to refund my loan origination fee back to me. Joseph indicated he "knows it was not part of the original agreement". I asked him to refund my origination fee by having the bank reverse the wire transfer. He did not acknowledge this. On July 27th Joseph Quercio asked for a termination letter to cancel the loan. On July 29th - I sent a letter via email to him 1) terminating the loan 2) reason for loan termination 3) request to refund the loan origination fee 4) pursuit of legal action against him should he not return the origination fee. Joseph Quercio has yet to acknowledge the termination letter nor has he refunded my fee of $3150.00.
