Cheap A s s L e a d s has changed their name to localrealestateleads.net, and they are a scam. They promise the world and take your money and provide zero legitimate buyer or seller real estate leads. They charge $414 a month, plus another $97 to use their customer database management system. In two months, they have not provided one single lead that was legitimate! Some of the contact information is bad, and none of the leads answer my call, return my email, reply to my texts or emails. It has been a total waste of my time and my money. It's a total scam!

This company solicited my business as a real estate internet lead generation company. They claimed that they would provide lead information from consumers responding to their internet ads for either real estate or home value information, and they would provide these leads upon the consumer filling out an information request form. They deliver a "time stamped" current lead to a CRM platform representing that this is a current and active consumer requesting to be contacted. Upon contacting these consumers, they confirm that they did not fill out a form or request information as was fraudulently represented. Most consumers have even conveyed that they do not know how their information was given to me through this platform. This company is utilizing some sort of phishing technology to gather contact information and fraudulently packaging the information as genuine internet "leads" which they are not. Further, upon registration for the agreement between myself and the company, they had me sign documents online and did not provide me copies of the signed documents. Upon further research, there are several other reports of fraud by other prior customers, and this company comes up on several Scam Alert platforms.

Leads aren’t good. The required $17 a month phone/messaging service you have to pay never functioned correctly. I have emailed, called, and sent messages through their website to cancel and have heard nothing back. I have had this service at least 6 months and got ahold of one person ever.
They don't let you cancel after you start. Junk ass leads

I only lost $97 but these people are committing fraud. Fraud is illegal and there is jail time awaiting people who commit these crimes. Yes this is a crime. They need to be turned into the FBI.

There is not enough space for me to write all that was promised and what was delivered. STAY AWAY FROM THIS COMPANY! They are a SCAM that take your money to give you FAKE leads! Not sure how they are still in business and still taking peoples hard earned money.

1 day after purchasing's the product, I read reviews like the above and decided not to move forward.
After 1 month of disputing the charge, they disagreed (cheap [censored] leads) POS… Scam
they in fact lied and said I received leads where as I did not get anything.

I'm going to dispute this once again and if it goes further (I'd like to file a class action lawsuit against this company.)

i don’t know how these unethical companies stay in business and get away with this total robbery ! Rachel Villegas sells this service any way she can making promises just to make the sale , knowing that it is a lie. Her key to success is to just keep auto texting people until they opt out .
NOT ONE Valid lead was provided. I’m not sure where the data dump comes from , but the leads were not looking for any form of real estate . A few were trying to sell me a service. I gave 30 day notice and they put it off for 3 weeks – again unethical. THIS IS A SCAM! I will be notifying the BBB of this con and I suggest that anyone who has had the same unfortunate experience also file a complaint to make other hard-working agents aware.

I subscribed to this lead source March 2023. The phone number (that they make you pay extra for) tells the ones you call that they are on a recorded line (I tested it). The texts/emails that they send ends with send "stop" to cancel. This made me look like spam! When I learned this, I started calling people directly and everyone was angry saying things like, "I never requested these services!" or "That's not my name and I have never been in the market to purchase or sell a home!" I began calling cheapass leads June 9, 2023 to cancel my subscription but no one ever answered the phone. I called "High Level" who provides the CRM, and they said that they're a 3rd party paid by cheapassleads. I finally found a cancellation form, but it stated I'd have to agree with being charged for one more month and then they would cancel. I refused and found another way to directly email them. I began corresponding with a rep named REYNOLDS who cared about nothing that I said (robotish like). He kept saying they will be charging my card for another month, so I revoked their access to my credit card, and now he's emailing me like crazy because the card declined! This has been a waste of time and money. DON'T WASTE YOUR MONEY ON THIS LEAD SOURCE!

One more thing, when I called I would always leave message with my full information stating that I was canceling my subscription. These calls were ignored! DON'T MESS WITH THESE PEOPLE!

I signed up for the lead service for 3 months to start getting leads sighed up for the 50 leads per month then was paid an extra $ 400 upfront. Then I would only have to pay $97 per month and then if I am solid something a fee. then I am told it is an Extra $ 400 per month I would have not signed up for that. and I did not get the Full 50 Leads 2 people answered the phone with so many problems and to buy a house It would talk 2 or more years for them to be ready. The point of my sign-up was to get Seller Lead to no one answered the phone or email This is a scam, I then told them I wanted to cancel they said I could not what is this Scam,

I paid the upfront fee of $97 dollars and then 2 days of customer service could not get me on the gohighlevel account included. Then when I went to cancel they kept the $97. They never called me back when I called. Terrible company. Do not use this scam company.

Working with Cheap A** Leads is a huge scam! When we signed up with them it sounded and looked like an amazing program. We got 6 counties in our area for a little under $600 a month with unique NEW leads. We never received one good lead, all the leads that came in said that they inquired about either a home purchase or rental anywhere from 2 months ago to a year ago. Also if you want to get ahold of Rachel from Cheap A** Leads ( the one you're going to be working "closely" with to make sure your satisfied with your results and leads) will vanish! She will never call you back, answer your texts, or emails. When you finally get ahold of customer service they tell you that it is what it is, that's just what the quality of online leads are, then just hang up on you. They will tell you when you sign up that you are in a 90 day contract, which you aren't apparently. It's a month to month program so after you wait your 90 days, they tell you that it was never for 90 days and that you could have canceled at anytime. They won't refund you at all even with inaccurate and bad leads. Definitely would not recommend this to anyone ever. You're better off throwing your money away then dealing with the headache that they are!

Do not go with this company. You might think wow it's so cheap. I even forgot the number 1 rule, if it's too good to be true it probably is. They are inviting, they are flashy, they are good sales people but it's ultimately a scam.

The company promises X amount of leads. They will upsell you to get more leads but beware it's a 3+ month commitment.

You'll get the X amount of leads but just understand that all of them will be one of these cases. A) never answer call, text, email. B) will be incorrect information C) will curse at you because they keep getting calls from people or D) Will be confused on how you got their info. None and I mean none of the 60 leads I've received were remotely interested in real estate.

They don't even listen to your objection. They just tell you to keep calling, keep trying, and when you want a refund they refuse to refund and make you pay the remaining 3 months.

I'm going to post as much as I can to keep hard working agents from getting scammed by this company.

I also told them I want to cancel now they’re telling me I need a 30 day notice. They keep trying to charge my credit card. I got a new credit card number reporting them to Better Business Bureau.

I talked to two different people I had a phone appointment today, I was expecting a list a zoom meeting the guy promised me 20 leads per month but I needed to use their CRM for 120.00 per month and 497.00 at closing of each transaction. I asked him to show me a demo for the CRM, he insisted to pay first and see it later because there were only two spots left In AZ, I told him I was not going to give my credit card or any further information before seeing the program, he said he was going to send it to me via email and never did. BIG SCAM

This company is a scam, all the leads I talk to either bought something a while ago or stopped looking a long time ago. I talked to someone from this company who didn't even handle my objection.
Shame on me for not researching this company, and by reading this page it seems like I'm not the only one.

Hi is this company the one trying for you to get their CRM for 99 dollars and 497.00 at closing?

REALTORS, BE AWARE! there is a company out there called "Cheapass leads" that is a scam, like many others out there, they offer to send you "qualified leads" but they just send you random phone numbers of people that are not even in the market, or people that are angry about getting so many solicitors, or phone numbers that take you to a dead end. These guys reach out to you offering you leads that supposably they had pre-qualfied for you to just take off from there, and for that you will only need to pay them a montly set fee. The also said that you can cancel any time with a 30 day notice, however, nothing is true. If you want to cancel they say that you will have to pay 2 months more before you can do so, and the "qualifed leads" are not at all such thing, as I mentioned before.
I'm seeking for help to take legal action agaist them and will be happy to share every additional informaiton I have to anyone interested since I have proof of them being deshonest.

Hi, we signed up a month ago and are having the same experience. Wondering if you got any leads at all that were current or real time? They told us it's possible to get leads from 2-4 weeks ago since they may still be interested. But I've gotten leads saying from over a year ago!

These people are sophisticated scammers. They sell you some bogus plan to get leads and charge your card and have access to your card. They have a “contract” you “sign” that addresses the issues involved with disputing a charge and reversing charges. They know you are going to bail on them and they are setting you up to get as much money as they can from you. They “sell” bogus leads and by that I mean you will receive names and numbers and emails of people that never filled out anything and have no interest in buying or selling real estate. I got a call from someone from cheap A s s Leads, as I was driving in my car one day. The person who I was talking to was very good at manipulation and that making me believe that this would be a good lead generation program. As long as I was aggressive I would get deals, so I fell for it. Stupid me I should’ve did a little bit of research, as I would’ve found out that they are scamming realtors left and right sending us leads that have no idea why are you calling them, or they have filled out something two or three years ago, or disconnected numbers! This is the worst kind of scammers! Also when I signed up for this I was told I could cancel at any time with no problem! Then you cancel and they charge you for 3 months automatically! This wasn’t what I was told during signing up! Then they send you docs and have you sign while still on the phone and don’t tell you, you’ve signed for 3 months! You will be charged for 3 months! It’s disgusting how criminals like this are still in business! Run don’t walk away from these smooth talking liars! Out of 80 lead’s there wasn’t one real person wanting to buy RE! I would love to start a class action suit against them as I’ve found they have scammed alot of people! So angry about them stealing my hard earned money!

My experience has been the same as everyone. I'm about 2 weeks in and I am noticing that the leads are complete utter crap. The people who actually picked up the phone were confused how I got their contact info. Two gentlemen were nice enough to chat with me and told me that they sold real estate last year; however, both of these gentlemen are out-of-state. I was led to believe that m leads would be from the Orange County, CA area. How did I get a gentleman with a house that he sold in Ohio? The other gentleman sold last year and moved to Utah. I am starting to think that they are just sending whatever to fulfill their contractual agreement of at least 50 leads for month (I signed up for the Silver Plan). I've contacted service and no one is picking up the phone nor have I received a return email. If I don't get a response back in the next few days I will be filing a complaint with the California Attorney General's Office. Andrew T. - California.
