These leads are absolutely horrible. Not one leads was valid. I was getting wrong numbers, out of service numbers and even one real estate agent. I called to complain but they didn’t seem to care. They said you sometimes get bad leads and said they would get better but they did not. You don’t have to pay until the leads close but you do have to pay for their CRM and have to use theirs. Stay away!

The worse source, the girl who was trying to upsell said i would have a customer service and etc attached to my 3 month commitment, nobody responding, they don't call back, one lead only responded and did not know where i got a contact from, not looking for a home, other leads takes to a voicemail, don't respind

I have the same experience, out of 65 leads (in 45 days) nobody knew how I got their name and #. I used 3 SMS campaigns in a span of 3-4 weeks and About 6-8 so-called prospects out of 65 texted me back and screamed at me. Please never contact me again or this is the wrong #. Out of the phone calls, I got hold of about 8-10 so-called prospects on the phone, and they all questioned me on how I got their #. Nobody had any interest in talking about Real Estate. All this is documented.

I started legal action and I will take Kevin Fheley in front of the judge. The service they provide is fraudulent, unethical and has zero value. Total SCAM. If you have been ripped off, please contact me at - [email protected] I will use your testimony in the lawsuit. Thank you

I have the same experience as multiple clients had dealing with Kevin Phelen and Cheap [censored] Leads. There are several platforms online filing FRAUD ALERT on this business. The business model they sell is - Lead Generation for the Real Estate industry.
My experience was as follows: I signed up on 06/10/2022. I started receiving leads and out of 65 leads (in 45 days) nobody knew how I got their name and #. I used 3 SMS campaigns and 3 e-mail campaigns in a span of 3-4 weeks, and about 6-8 so-called prospects out of 65 texted me back and screamed at me. Please never contact me again, or this is the wrong #. Out of the phone calls, I got hold of about 8-10 so-called prospects, and they all questioned me on how I got their #. Nobody had any interest in talking about Real Estate. All this is documented.

I am not sure what the other agents are talking about on here. My experience has been positive so far (I'm 2 months in).

Does it take hard work and dedication to follow up with the leads? Yes, of course. That's true of any lead generation marketing, no matter what company you work with.

I used to do Zillow leads, but they were super expensive. Just keep in mind that it's a numbers game. There will always be leads that don't respond, act like they didn't request info, etc. Just move on to the next, stay vigilant, and you'll have success.

You must work for them. This company is c[censored], I bought 100 leads, called them all 2/3 times, when the number was actually right. Sent hundreds of emails. Not a single lead was good. They are all garbage. Do not trust this source …

I'm sure you might be part of these scammers or related to them since this company is NOT legit, they are scammers and promise to send you "qualified leads" when what they really do is send you random phone numbers that take to a dead end, I have all these documented and seeking for help to take legal action against them.
You are part of this for sure because nobody that is getting the real deal will go online to search for a platform like this one, just to talk about how good it's been for them while everyone else has been scammed. Just tell me if not, how are you supposed to "work hard and dedication to follow up with the leads" when these are NOT real numbers? or take you to people that are NOT even in the market, or don't even exist? the promise was that they would filter these numbers before they were sent to you and that is not true... you want to full everyone so then means you are part of this fraud. shame on you.

The only thing I could think of is that you have been paid to lie! There is no way you could say what you just said and be telling the truth! Not 1 lead out of 83 leads were looking for RE! Most of the numbers just rang and rang and rang you would leave a message nobody would call you back or they had no idea why you were calling them, or they were looking two or three years ago! This is disgusting practices stealing money from realtors and selling them bogus useless leads that they are buying in bulk from somewhere! Please put your money where your mouth is and Prove it to us that you’ve had so many closings with this company! I’m waiting! All you have to do is send the list of leads that you got from them circle the person that you have and then show us your closing statement or paystub from check you got closing these “ good leads” you got.

I already know I won’t be hearing from you! I can’t stand scammers and liars! There are so many negative reviews about this company and you are the only positive one I’ve seen and I’ve been doing a lot of research! I’m so sorry he got me when I was in the car driving, as I never did any research before I signed unfortunately for me , but I found it all after the fact! He even pushed me quickly to sign agreement on the phone! I got to give it to him , he’s a slick talker, I’m really ashamed to admit I didn’t do the research! In hindsight I think the only reason I signed on the phone was because they get paid a little bit of commission on the backend so why would they wanna give me bogus leads that was what I was thinking! This is their whole business scamming people out of money! They already know they’re never gonna get to the end goal and don’t care about that! They’re making enough off the three month rule they tell you about after the fact! They don’t have any good leads and you saying otherwise it’s just an outright lie 🤥

They are not providing you with real-time leads. They do not even promote your lead page. They have a database of old leads or made-up leads, and someone on their end fills out your lead form as if it is a legitimate lead. They resell people's contact information to multiple agents. Before I signed up, I specifically asked if the leads were unique. Yes, I was told. It's a scam. If I had known the truth, I would not have signed up. They make you sign a three-month commitment agreement. They use ACH to withdraw funds from your checking account. All of this is happening while you are in an onboarding Zoom meeting. You have no idea what you're getting yourself into. You would think you were getting legitimate leads. Then they give you instructions on how to follow up with leads. They advise you to keep calling the leads and asking if they have any friends or family members who are looking to buy or sell. This is what I call cold calling! Or to see if we share any mutual friends. Ha! People simply hang up on you. I spoke with one man. He had already purchased a home three months prior, and he was not at the computer at the time I received the lead. This company insists on sending you quality leads. It's a lie. People, don't fall for it. You can try calling random numbers in your area code to have better luck!

Let’s do a class action suit against these disgusting excuses for a lead generation company! Scammers is all they are! I am a seasoned agent I usually could spot a liar right away these people are good at selling you! I was told that day make sure that they are serious about buying houses or properties! The first few leads that came in had at least some information about them, but I quickly found out that those people were not looking to buy or sell it was a year or two ago! Then the next day you don’t get any information at all just numbers and none of them are happy that you called them! This company needs to be put out of business! Call me 352-286-3636

I get about as many out of service numbers as I do actual phone numbers. And theses leads don't answer their phones or emails.

I've been working with Cheap A s s Leads for almost 10 months now and have closed 5 deals with their "Pay per close" program. With any lead company that you use, there are a TON of agents p[censored] off because they have very wrong expectations on lead generation.

Most agents have no idea how to follow up and "work" leads. If they don't get a transaction started in the first 1-2 weeks, they give up. Things don't happen that fast. If you know what you're doing, you can make almost any lead generation company work.

Cheap A s s Leads has been great, and they literally don't make money until you do. What else could you ask for? Seriously people!

Either you are being paid by them to post this or you might be part of these scammers or related to them. Nobody that is getting the "real deal" will go online to search for a platform like this one, just to talk about how "good" it's been for them. You are just trying to mislead people that are looking for reviews on this company, while everyone else has been scammed. Just tell me if not, how are you supposed to "WORK" leads that are NOT real numbers? or take you to people that are NOT even in the market, or don't even exist? the promise was that they would filter these numbers before they were sent to you and that is not true... the expectations were to get "Unique Qualified Real Lead" that you can work on to get them to close, but they don't send that at all, they send the same numbers to tons of agents and that are not real numbers. You want to fool everyone so then means you are part of this fraud. shame on you!

How do you follow up with the lead if the leads that are coming in Never accessible.
It's a constant voicemail. None of them work, one doesn't pick up , they are all from one state that has nothing to do with the city , not even the state i signed up for

I was very specific about what I wanted from the company, seller leads only. I tried for a month every single lead was a buyer lead and none of them was solid I contacted them daily as per Cheap A s s Leads instructions they didn’t even answer this company is a scam it’s absolute garbage, stay away. When I tried to cancel, they extended me for another month. They talked about this is the agreement, however my agreement was for buyers leads, not leads. Scam worthless company.

Refused to refund me They did not set me up on their CRM every time the girl called me she never had time to set me up no one informed me it was a zoom until the second time I asked for my hundred dollars back to use our CRM which I never did use and they refused to refund me. Because they only wants a refund me through Zelle. Which I can not use zelle now or for some time due to someone using my information.

I regret not looking for reviews before committing. Apparently I was snookered too by some slick sales people. My experience was just like the realtor above…

I too was upsold, stating that I could get ads run to increase the quality of the leads. I knew it was $797 a month but had been told that I just had to give a 30 day notice. Apparently that is after their 3 months commitment was fulfilled.

When I call the “leads” that Cheap (censored) Leads send me, no one knows why I am calling, they are not looking not had they been looking to buy or sell a home. Most don’t pick up, are disconnected numbers, or not the same person as the name.

They are apparently sending out random phone numbers that they have been able to glean off the internet any calling them “leads”. No one has the cash on hand, timeline, or credit worthiness that was stated in the deed.

When I asked nicely for them to stop the ads that they were running on my behalf, they refused to, saying that they would cancel after my 3 month contract was done.

Since they are now refusing my calls or texts, I will call this $4,000.00 experience “stupid tax” but will be loud and tell others so that perhaps one or more agent won’t fall for this crap.

My name is Ellie DeSimone, I am with Century 21 windermere Florida. I was solicited by cheap [censored] leads for lead generation. lead generation is common. I work very close with realtor.com.In fact I'm number 7 in our region of Orlando.When I interviewed with cheap [censored] leads a women had a short interview she seamed legit. And spoke like any other lead generation, but lead generation is people that are formulated from looking on websites filling out info then sent to us so we can follow up . What I found was all the leads they forwarded to me had know idea how I found their info.were not looking for homes etc. bottom line thay are making up these leads.Cheap [censored] has a funnel email that the leads get forwarded to me. I actually in that funnel got a message from a whole different company asking if I wanted information on another product that has nothing to do with real estate. All I can say this company was formulated by some novius trying to jump into the realestate boom. and taking advantage of realtor. And I agreed on a price for 3 months they over charged me hundreds of dollars. After my complaint to them they said they will cancel me and still I get emails saying up grade credit card. bottom line they are selling false leads. they are pulling people out of know ware and selling them as leads. I have info I can not up load because I can't get all in this chat I can forward in. asseverate email. They say be aggressive with your leads .how can you be aggressive when the leads their sending aren't even looking and have know idea why I'm calling.
