on Aug 17 2021 I received two calls about offers on my house. The first one from 602-313-0576 (I don't recall his name_ but Mex accent). the man said he would send an offer over. within less than 30 min I received another from a Lance Bentley. 480-735-2756. He said he wanted to send an offer. He was in a "like Right Now" mode. I told him I was waiting for another guy to send one thru and that I would have to consider both if any. Lance was persistent! I had him send his offer and he insisted I sign it and send it back. We confirmed emails and found the offer. I didn't know the process so I skimmed the Docusign document, found that it had an offer of $168K (I mentioned to Lance that I would consider anything between $220 and $250K, he said he would send the offer thru at $168K and I said that was too low. ) and that it said "As Is", and put my name on it and sent it back. Looking back thru it, it was a contract to Sale on my house. Lance's hurried nature caught me off guard. I don't wan tot sell my house and the offer was way too low... but the hurriedness of Lance's calls had me confused.
I then checked on his email ([email protected]) and the domain did not show as being registered. He sent me information on a Seline Iniguez at Driggs Title (480-589-5305) so I called her and she said she didn't have any information on him. She had information on The Local Investor LLC and the Jaysen Robles (as per picture 602-769-7115), but not Lance.
I called Lance back and requested we cancel the contract. He said he would have to talk with Jaysen. Jaysen says he has to confirm with Lance.
After letting both of them know that I was requesting the contract be canceled, Jaysen said they would take me to court over it. I have talked with several Real Estate agents and lawyers and they say the contract is void because it doesn't contain any terms. There is no Legal Description of the property and the contract says its void if not signed "Prior to 17 Aug 2021" I didn't receive it until the 17th. I signed it on the 17th as well as Jaysen.
My legal Team at UdallShumway says the contract would include anything permanently attached to the house. I have windows purchased and in the house but since they are not attached, they are not included in the sale.
Jaysen requested I send my lawyer's information which I have, but he has yet to send his. He is listed as one of the LLC partners but nothing about Lance.
These people are not honest in their dealings and scamming on lots of people. Lance mentioned in the first phone call that he wanted to line up two houses for that day.
Jaysen came over and took about 10 pictures of the place and I thought he was taking these to confirm the offer value of the house. He said in a following phone call, that he was sending those to his men to get the prices of finishing my house.
They haven't backed down from the Contract and their intent to sue for the title.
This is really POS and I don't want to lose my house. POS! POS! POS!
